Residential land building project in a highly valued region of Porto Alegre, where there was a small building that would be demolished. Its basic premise, therefore, was to deliver a lot of value to the new apartments that would be created.
The existing batch has a trapezoidal shape, with considerably larger front tested than the dimension of funds. A building was predicted approximately twenty meters high, with two apartments per floor.
In a conventional deployment for this type of lot, we would have a rectangular plant building with one front and one back apartment. However, as the front of the lot has north solar guidance and better visuals, the back apartment would be very damaged. It was then chosen to lease the apartments in parallel so that both would enjoy the front view and the best sunshine, “opening” the building, almost like a V.
All apartments would have their social wings facing the north and their most extensive facades facing east and west. Taking advantage of the irregular geometry of the land, the apartment bars are mismatched creating a place for condominium circulations. In addition, the full and voids of the North Facade are alternated, creating terraces and balconies and making each apartment unique and exclusive. The project foresees 11 apartments, different from the other.
